Olivia Home is implementing a new, prestigious investment in Sopot

The investor Olivia Home, associated with Olivia Centre, has started the construction and pre-sale of an intimate apartment investment in Sopot. Leśna Sopot is a premium segment apartment, forming a complex of two villa buildings, located in a quiet part of the resort.

Leśna offers exclusive apartments located in a picturesque, green part of Sopot, a 15-minute walk from the beach.
The excellent location of the investment guarantees future residents a wide range of opportunities for active recreation – both in the Tri-City Landscape Park and by the sea.
The excellent communication of the apartments allows efficient access to the attractions of the entire Tri-City.
Surrounded by magnificent greenery, the buildings of Leśna Sopot will be built in a secluded location, offering residents the cozy atmosphere of a residential district.
Easy and quick access to Aleja Niepodległości, the main artery of the resort, provides simple and fast communication with the city center, Gdynia and Gdańsk.

Only 18 apartments are planned as part of the investment, located in two four-storey buildings.
The offer includes spacious, four-room apartments with an area of up to 107 m² and two- and three-room apartments, which can be combined into larger, five-room apartments.
The interiors have extensive glazing, allowing a large amount of natural light to pass through.
A carefully thought-out layout of the rooms guarantees optimal living comfort.
In addition, each apartment will be equipped with a spacious garden or balcony with a picturesque view of the rich greenery of the Tri-City Landscape Park.
Some of the apartments on the top floor will also provide views of the Bay of Gdańsk.

The architecture of the Leśna Sopot buildings, designed with the use of noble materials, harmoniously combines aesthetics, functionality and comfort. emphasizes Marcin Karczewski, architect from the K&M Design studio responsible for the design of the buildings. It is a place where residents will be able to enjoy the beauty of nature and the elegance of Sopot architecture in a modern edition.
Sopot Leśna is a project that intertwines modernity and tradition through the use of elements such as mansard roofs or glazed bay windows with views of the greenery of Sopot’s forests and the villa surroundings.

Spacious, living rooms combined with kitchenettes can reach an area of up to 42 m², and panoramic glazing will ensure a harmonious relationship with nature.
The investment is being built with full respect for the surrounding old trees, which will allow residents to enjoy the closeness of nature from the very first moments.
The apartments will be distinguished by corner, mullionless windows with stepped glass, which will further emphasize the unique atmosphere of the interiors.
All balconies will be equipped with glazed balustrades, and in the autumn and spring period, extended use of some of them will be made possible by glass construction systems, creating winter gardens with an area of up to 13 m².

The garden designs belonging to the apartments located on the ground floor are characterized by above-standard areas from 108 to over 172 m².
The green patio, which will be located between the buildings, will be enriched by dense plantings of shrubs and trees, as well as original elements of small architecture.
The whole will be complemented by artistic details – mirrors, sculptures and water elements, which will create a unique common space, reminiscent of an enchanted garden.

Mirrored panes at the water basin will optically increase the volume of greenery, introducing a visual illusion, and thus creating a truly magical cornerof the park.
– says Małgorzata Sobótka, architect and owner of Studio Krajobraz, responsible for the concept of landscape architecture.

The architecture of the buildings and the standard of finishing of the common areas are a consistent combination of comfort and subtle elegance.
Ceramic tiles will be used on the roofs.
The façade will feature natural finishing elements – wooden boards of various sizes and grooves, thermally modified, perfectly fitting into the forest surroundings of the Tri-City Landscape Park.

Sopot obliges, so when implementing this project, we focused on a harmonious combination of modern architecture with classic elements, while maintaining respect for tradition – says Ewa Nowicka, Sales Director, Member of the Management Board of Olivia Home.

Common areas, such as entrance areas, corridors and staircases, will be finished with high-quality natural materials, guaranteeing durability and comfort of use.
Dark brown wood panels, broken with steel accents, designer lighting, lounge areas and artisanal details such as metal railings and wooden handrails create an elegant and modern space.

The idea behind the design of the common areas was to refer to the details of the interiors of Sopot tenement houses and to implement them through the means of contemporary design – emphasizes Anna Branicka, lead architect of the Design Anatomy design team, responsible for the interior design of the Leśna Sopot apartments. We have combined the classic with the modern, focusing on detail.
The key motif is a wooden totem in the central part of the staircase, which is a contemporary interpretation of historical forms.
Ceramic accents in the balustrades and handrails subtly blend in with the cladding of the door portals made of glazed tiles.
We decided on hybrid floors with a layer of wood, which are durable, elegant and pleasant to look at.
Delicate slats embedded in wooden cladding and steel finishes of the elevator portals have been designed individually in a unique color and form.
Just like the lighting made of ledonic light hoses, inspired by classic chandeliers.
This project is a story about the search for a relationship with the unique context of the place –
adds Anna Branicka.

Leśna Sopot is the second residential project of the developer Olivia Home.
The first investment called Platynowa Park, located in the south of Gdańsk, was completed at the end of 2023.
Another investment in Gdańsk will go on sale later this year.
Olivia Home’s projects are carried out by a team of professionals from the residential and commercial market as well as PRS, whose competences and knowledge have also been built during the construction of the most structurally and technologically advanced commercial buildings – Olivia Centre in Gdańsk, the largest business and service centre in Poland.
This is where m.in have their headquarters.
Amazon, Bayer, Deloitte, Nike and PwC.

In the space of Olivia Centre there is a year-round Olivia Garden, filled with 4 thousand plants, the highest of which reach several meters in height.
In addition, there are numerous restaurants and service outlets here.
In the tallest building – Olivia Star, on the
On the 32nd floor, there is a floor with an observation deck, from where you can admire the panorama of the entire Tri-City. On The 33rd floor houses two prestigious restaurants: Arco and Treinta y Tres, run by Paco Pérez, one of the most outstanding chefs in the world.
In this year’s Michelin guide, the Arco restaurant won the first star in Pomerania, and Treinta y Tres received the Bib Gourmand distinction.

Viterra – the top floor of Olivia Prime welcomed a new tenant

Private roof terrace, office in the spirit of re-use and zero waste.
The design for a company from the food industry was prepared by a team of architects Design Anatomy, and its basis is care for environmental responsibility and ecology of the workplace.

Viterra is a global market leader in cereals, oilseeds, legumes, sugar, rice, cotton, vegetable oils and biodiesel.
The company operates in 35 countries and operates in the most important global markets.
The company handles 1.5 million tons of goods annually in ports, exports 2 million tons by land, and in Poland it can already boast of ten of its own warehouse locations and elevators, allowing it to store 350,000 tons. tons and its own production of vegetable oils. Viterra has occupied a representative office on the top floor of Olivia’s newest building – Olivia Prime with an area of nearly 1500 m.kw. When designing the office for Viterra, we decided to refer to the industry in which they specialize and use the colors of fields visible from a bird’s eye view, cereals in warm shades of yellow, gold and green grasses, complementing them with accents in cobalt and dark green – Monika Loewnau-Solis, project manager and architect from Design Anatomy, describes the project.

Viterra’s environmental awareness is manifested not only in the use of recycled finishing materials.
The furniture used in the office is part of the company’s re-use policy.
Viterra decided to reuse desks that had been used for a short period of time in another company.
These are high-class ergonomic electric desks that allow you to change your working position from sitting to standing.
This is especially important for employees of the sales department, who often spend many hours on strenuous, energy-intensive work, as well as in accounting and the legal department.

The functional layout of the office is very clearly divided into common areas and work zones.
The heart is the reception area, a place for integration and interaction of the entire company team.
Thanks to the stylistic treatments used, the variety of forms and materials, it welcomes you with exceptional energy from the entrance.
Geometric forms of acoustic panels on the ceilings, wall finishes in natural sepia and cork envelop the space, dampening excessive noise.
Colourful, sunny and bright armchairs, poufs and seats on the walls encourage meetings and conversations.
Their location provides a view of the vast forest of the Tri-City Landscape Park, which allows you to relax during the working day.
In the immediate vicinity of the reception desk, telephone booths and conference rooms have been designed.
All of them have been finished with acoustic cladding, and there are wooden slats on the ceilings.
Their interiors are dominated by saturated colors taken from nature, which are supposed to stimulate energy during meetings taking place in them.

Viterra’s employees have two enclosed kitchens at their disposal, in which the transitions from the kitchen areas to the dining areas have been clearly emphasized by the use of different materials in each part of the room.
In the kitchen area, there are vinyl tiles in the color of natural wood on the floor, and geometric patterns in the dining room.
These accents were also reproduced on the ceilings of both parts, emphasizing their different functions.
Both kitchens have been complemented with contrasting accents in accordance with the arrangement concept defined for the entire office.

To separate individual zones of the office, we decided to use openwork walls with geometric patterns – says Monika Loewnau-Solis. In this way, we defined the design of the entire office, but also gained an additional function – we ensured the intimacy and coziness of the space, and additionally limited the spread of sounds between the usually noisy, energetic part of the open space and the intimate and quiet work zone for lawyers and accounting.

The goal we set was to adapt the office to the current trends – hybrid work, enabling employees to fully return to stationary work in the future – says Monika Loewnau-Solis. At the same time, the client was very keen on the comfort of the staff and the appropriate distribution of teams with different work characteristics.
We decided to divide the office into a part intended for focused work and an active, loud cooperation zone, where there is energy, joint work and cooperation of entire teams of the company.

Viterra’s office also includes a terrace with an area of 180 m.kw, which is located on the 15th floor of Olivia Prime. It is the highest terrace with a view not only of the forest surrounding Olivia, but also of the Bay of Gdańsk and the most interesting icons of the Gdańsk landscape – Polsat Arena, shipyard cranes and the silhouette of St. Mary’s Church. This space is still waiting to be developed, but chill out zones, lounge beds and greenery are being prepared, allowing you to rest during the working day.

Workation – work and relax in the Tri-City

You can come out victorious from every crisis – the Tri-City in recent years seems to confirm this thesis. The pandemic and the related restrictions have made many people think about their lifestyle, resulting in a greater balance between private and professional life, passions and work, and opportunities that may await them on a daily basis. Workation in the Tri-City is gaining popularity every year.

Probably more than one employee has wondered what it would be like to work from some distant place in the world, where the climate, culture and people match their preferences very much. Dreams often lead to locations such as Bali, Spain, Italy or the Canary Islands, but they are associated with many complications that ultimately cause few of these dreams to come true. Perhaps the scale of the challenge is at the root of the failure, and the prospect of working from a place offering numerous opportunities for recreation, living near the beach and the sea, among people filled with good energy, can direct thoughts to the Tri-City and then a lot will be possible? More and more people are finding out about it, who, after a short reconnaissance, decided to change their place to live, or at least to choose the capital of Pomerania as their second home and place for workation – a trend that allows you to combine a new place to live with work and the pursuit of passions. The Tri-City has a lot to offer and in this field its attractiveness does not cause difficulties related to time zone differences, tax differences, availability of broadband internet, commuting or restrictions caused by the inability to participate in meetings that require personal presence.

An unquestionable advantage of the Tri-City and probably its greatest magnet is a dozen or so kilometers of beaches, the character of which changes from Stogi and Sobieszewo to the north of Gdynia. Practically everything that the beach can offer is available here. From obvious sailing schools, SUP rentals, to sailing centers, windsurfing, catamarans, to yacht marinas and large sailing ships. There are museums, such as the Museum of Westerplatte, the Navy, Emigration and Dar Młodzieży and Błyskawica, three piers (in Brzeźno, Sopot and Orłowo), as well as the only beach in Poland located in the very center of the city – in Gdynia. There are seaside boulevards, restaurants, bars and cafes, hotels, seaside tennis courts and many other attractions that make the Tri-City offer much more opportunities than other Polish cities.

There are many more such unique attractions. The proximity of Kashubia and its Kashubian Switzerland with dozens of lakes and the Tri-City Landscape Park are perfect places for lovers of beautiful landscapes, cross-country, trekking or mountain biking. The height of the hills allows even in Sopot to organize the Polish Mountain Car Championships, rallies, which for many years have attracted thousands of enthusiasts from all over Poland and abroad.

However, workation is not only about recreation and entertainment, but also about the business potential of a given location. Last year, the Tri-City exceeded the level of one million square meters of office space, which allows it to enter the business premier league. The largest business centre in Poland is located in Gdańsk – Olivia Centre already offers nearly 200 thousand zlotys. square meters of space. Also, the largest coworking in Poland is located in Oliwa, which is important for freelancers or employees who, using the workation mode, want to use comfortable office work facilities at the same time.

Workation only for liberal professions?

Habits from the pre-pandemic times make us think that such opportunities are only available to people in liberal professions. And the current reality proves that not only. A good example is Anna Krześniak, compliance officer at Nordea, who decided to move to the Tri-City in 2023 and, as she emphasizes, it was the best decision in her life. “A lot has happened this year, more than in the last few years,” emphasizes Anna Krześniak. “I have met many wonderful people, I am making my dreams come true. An extra bonus is the opportunity to work in such an unusual place as Olivia Centre. I love Olivia. When I have worse moments (and not only then, of course), I come to work at Olivia’s. Standing on the 18th floor, looking at the city and the sea, I feel such an influx of energy that when I return to my desk, I often think: “I can do anything”. I love the sea and sailing. I thought that spending this day at sea would be the best way to celebrate my anniversary. In addition, I could do it as part of sailing trips with Olivia. My love for the sea and sailing is blind, so blind that apart from the overwhelming delight that I always feel when standing by the shore, I cannot afford any other reflections. I stare at the thin line where the sky meets the water, allowing the mind to wander and dream.”

Jakub Sielewiesiuk, President of the Management Board, partner, patent attorney, partner at the patent office AOMB sp. z o.o., which combines its work in Warsaw with the possibility of remote work from the Tri-City: “I was basically driven by typical expectations related to a change of environment: a feeling of freedom, getting to know new places and people, mobilization and satisfaction from change. This, of course, translates into the joy of personal life, but also into increased efficiency and enthusiasm for work. However, we did not expect (we decided to make this change as a family) the scale and intensity of these phenomena – resulting from the choice of the Tri-City (and in our case – specifically Gdańsk). Each trip to Gdańsk was preceded by joyful anticipation, each stay was associated with new discoveries, and during the return to Warsaw we were already making plans “what we will do next time”. And so far nothing has changed in this regard.”

For the residents of the capital considering working in the Tri-City, one of the barriers is the fear of business opportunities, which are obviously associated with Warsaw. However, the reality is positively surprising and proves that many options, amenities and business activities are the same as in Warsaw. Especially that, unlike the ideas of working from distant places, the Tri-City is only 2.5 hours away from Warsaw, Łódź or Poznań by a comfortable train or car. Not without significance are also the plane connections that Gdańsk connects with the capital, as well as with Krakow, Wrocław, Lublin, Poznań, Rzeszów and Zielona Góra. Regularly visiting the Tri-City, it is impossible not to notice the local business activity and the professional potential it brings ,” says Jakub Sielewiesiuktags. Therefore, it was only a matter of time needed for the natural process of “evolution”, which led to the fact that the AOMB patent attorneys’ office, where I work, hired a talented colleague – a patent attorney from the Tri-City. Soon we will open our small office in Olivia Centre, which we intend to develop! Here, many possibilities are exactly the same as in Warsaw, but more easily accessible – because, for example, they are a few minutes’ walk from home ,” sums up Jakub Sielewiesiuk. Some things are easier to do in Gdańsk than in Warsaw – because everything is closer here. In my opinion, the feature that strongly distinguishes the Tri-City from Warsaw – and for me it is very important – is the connection of the urban fabric with water, whether it is a seashore, a port, a pier, or the quay of a river or one of the numerous canals. Agreed, Warsaw has the Vistula. The Vistula is wide and you can walk along a part of its bank. Meanwhile, the Motława River and numerous other natural and artificial watercourses in the centre of Gdańsk are overgrown with the city – streets, walking paths, footbridges, restaurant gardens. Not to mention the sea and parks along the beach. I like to run longer distances (up to 10km), I do it systematically, where I am. I have favorite routes where I go. In Gdańsk it is a completely different experience than in Warsaw.

What’s more, the Tri-City is appreciated not only by the residents of the capital and the largest Polish cities, but also by foreigners who have deliberately chosen the Tri-City as one of their places for workation. One of them is a Briton, Thomas Morgans, who divides his time between the English countryside, the French Alps and the Tri-City, which he loves for its business opportunities and providing a perfect balance between work and leisure: The Tri-City offers everything you need for a happy life: an endless range of outdoor opportunities that accompany mainly the beach, but also the rest of the three cities. Vibrant cities are both exciting and inspiring. At the same time, the Tri-City offers comprehensive business facilities. If, like me, you are a person looking for an excellent work environment, then O4 coworking through an ambitious environment will definitely foster motivation and productivity, while providing an environment of people with a similar business mindset that stimulates and encourages action. It is not only a place of work, but also a community of great people with whom you can quickly make friends.

A date with a recruiter – O4 coworking in Olivia Centre is becoming one of the most dynamically operating recruitment centres in Pomerania

Urban legends circulate about how recruiters use dating apps to find candidates. It turns out that dating recruiters actually takes place and for the benefit of both candidates and companies. O4 Coworking in Gdańsk has been organizing speed recruitment dates for 3 years now. The effects are surprising.

O4 Coworking residents are small and medium-sized companies for which time and effectiveness of reaching candidates are important. We have heard from many of them that it is difficult for them to recruit people for junior positions. That’s why we created a format we called Recruitment Speed Dating. In May, we organized the 7th edition of the project, which after a month from its end gives participants satisfaction from working in the companies they met at this event – says Martyna Czarnobaj-Borowska, creator and manager of this format.

What is speed dating recruiting? O4 Coworking invites specific Pomeranian universities to cooperate and recruits participants from among their students. At the same time, it includes companies that are looking for people for junior positions in the project. So far, 500 students and 100 employers have participated in the project. When applying for the project, students must justify why they want to take part in it, and the project itself is divided into several stages, which allow young adepts to prepare for interviews, and companies to recognize the best candidates for work. The first stage consists of workshops on competences that are useful at the stage of looking for a job and developing a career, as well as initial interviews aimed at checking the fit of candidates to the needs of companies. The magic happens at the next stage. Each participant meets with people representing the companies involved in the project. These conversations last 6 minutes and take place on a similar basis to “speed dating.”

Speed Dating at O4 coworking

This year, we took part in 2 editions of this project
– says Bartosz Badzioch, director at PredictX, a company looking for young, creative employees as part of Recruitment Speed Dating. Within 3 hours, I had 20 recruitment interviews with young people who had been tested beforehand, open-minded and willing to work. I was able to get to know their motivations, and they had the opportunity to learn what we do at PredicX and how we work. In one morning, I collected 20 well-chosen CVs. I invited some of these people to further recruitment. In addition to recruitment benefits, participation in this project is also a valuable image-building activity.

Students who “dated” companies also did not hide their satisfaction with participation in the project. Weronika Paluch, a student of English Philology at the University of Gdańsk, appreciated the workshops preceding the meetings with recruiters. Most of the people I know from university have already had their first professional experience. We know that finding a job that we will fit in and grow in requires more than just responding to advertisements.
