Olivia Business Centre has been consistently implementing the bond issue programme launched at the beginning of 2020. The next issue, which took place in October, met with such great interest from individual investors that it was necessary to reduce the number of subscriptions submitted. Therefore, the pool of the next issue has been increased in order to meet the high market interest.

As part of the offering of series G bonds carried out in October through Noble Securities S.A., it was planned to raise PLN 20 million. Like the previous issues, the offer was addressed primarily to natural persons. The collected subscriptions covered the amount of nearly PLN 23 million, so the October issue led to an average reduction rate of approx. 13%. ” The great interest of bondholders in this case has once again confirmed the attractiveness of investing in bonds, especially in the era of low or even zero interest rates ,” says Wojciech Gąsowski , Managing Director at Noble Securities S.A., which offers Olivia’s securities. ” The increased pool of the last issue in 2020 amounted to nearly PLN 22 million and exceeded the originally assumed demand by almost PLN 2 million.

The successfully completed series G and H bond issues are the third and fourth issues under the new issue program, which assumes the acquisition of a total of PLN 100 million. So far, PLN 75,775,000 has been collected. Both issues placed in the fourth quarter of 2020 offered a fixed interest rate of 6% per annum – well above the average for available bank deposits. In the more than 10-year history of the project on the bond market, this is the 21st issue. All previous issues have been regulated in a timely manner. What’s more, these were subsequent issues of Olivia’s bonds in which a reduction in subscriptions was applied. According to the issuer’s declaration, the program will be continued in the coming months in cooperation with Noble Securities S.A.

Olivia Business Centre achieves maximum WELL Health-Safety rating

Olivia Business Centre has undergone the most comprehensive analysis conducted by experts from the International Well Building Institute (IWBI) from New York. The safety of building users has been checked, as well as solutions improving the quality of life in the business centre, in both everyday use and in the context of the ongoing pandemic. In each category, Olivia received a maximum score of 25 out of 25 points. It received this rating in 22 basic categories and in 3 new ones related to innovations implemented on site. This confirms that Gdańsk’s buildings are among the business world’s leaders.

The WELL Health-Safety Rating is a data-based, independently verified assessment for buildings, focusing on the analysis of operational rules, use and maintenance standards, stakeholder engagement and contingency plans to ensure maximum COVID-19 protection at present and in the future, ensuring the safety and comfort of their users. Many famous people from all over the world, including Lady GaGa, Robert DeNiro, Michael Jordan, Venus Williams and many others, have engaged in a broad campaign to restore confidence in public spaces. WELL Health-Safety certification takes into account guidelines regarding the spread of COVID-19 and other respiratory infections from the World Health Organization (WHO), the US Center for Disease Control and Prevention (CDC), global disease control and prevention centers, crisis management agencies, recognized standards associations such as ASTM International and ASHRAE, as well as leading academic and research institutions. – Proving performance through external validation further demonstrates commitment to people now and in the future. During the last year, Olivia Business Centre has implemented a number of solutions that position it as a leader in the field of wellbeing. Olivia is aboutne of the first office centers in the world to have implemented ion air purification technology in its buildings, which has been used so far in the most prestigious facilities in the world, including the White House, the Presidential Palace in Abu Dhabi, and private Gulfstream jets. The devices installed saturate all internal areas with ions capable of destroying viruses, bacteria and other pathogens in the air ventilated to the premises. The air purification process takes place continuously while people are in the room, so the fight with the pathogen begins from the moment it appears in the room.

Air purification technology is not the only innovation to have been delivered. Active titanium coatings have been applied in the common parts of the buildings (elevators, lobbies, access paths to garage halls), creating high-touch surfaces free from pathogenic microorganisms. Bacteria, fungi and viruses are eliminated, and their residues are broken down into carbon dioxide and water. The coating, which was developed by Polish company Lumichem, and scientists from the Jagiellonian University, was used in all eight office buildings in the Olivia center.

In addition, the level of air filtration in air handling units has been raised from G4 to F7 class, which is the highest level of filtration currently available. Sensors for VOC (Volatile Organic Compounds) and particulate matter (PM) pollution have also been installed. Thanks to this, it is possible to monitor the purity of the air and, as a result, eliminate harmful compounds from fresh air drawn in from the outside and pumped into the buildings. Systems for controlling the intensity of air exchange were also installed based on the knowledge of the current CO2 measurement results, which contributes to a significant increase in the comfort of those staying at the workplace. As part of the strategy implemented at Olivia Business Centre, additional solutions contributing to increasing the safety of office workers were also prepared: sterilizers for entry cards were purchased, elevator settings were changed, so that in the stand-by mode the lift cabin remains open, allowing larger amounts of fresh air.

By undergoing such rigorous certification, Olivia has obtained the safety and quality of life status, which characterizes the most prestigious buildings in the world. At the same time, it gives a strong signal of the possibility of returning to the life that everyone knew before the pandemic, and means direct social and professional meetings, or participation in interesting live events, free from health concerns.

Some time ago, we came up with the idea of creating a place where people could spend time surrounded by greenery. We asked the best designers in the country to create a vision of the Olivia Business Centre Garden. Malinowski Design Urban & Landscape and BXB Studio won our competition with the concept of a “green-blue archipelago”. We worked on the project for over a year, creating new variants of the garden, and finally – thanks to the work of an interdisciplinary team – a version was created that we could test with you.

Together with SHOPA Design & Strategy, we conducted Design Thinking workshops. We also had hundreds of meetings and conversations with you, and then we created prototypes of the garden together, which we tested with you on the patio and in the lobby of Olivia Star. We have adapted the final project to your needs. We have increased the number of relaxation places by 40% and the number of plants by as much as 30%. You chose the name of this place!

We are preparing the Garden for you!

Before the plants arrived in Olivia, we needed a moment to test advanced ventilation, air conditioning, lighting and irrigation systems. We wanted to make sure that these magnificent specimens would take root and soon be able to please the eyes of Olivia Residents, who would be the first to enter the Olivia Garden in Olivia Star.

Every year, the residents of Olivia Business Centre carry out a number of projects that are worth emphasizing and appreciating. We would like to distinguish significant global events that have been developed by companies based in Olivia, projects implemented in our business center, as well as the social commitment of our companies or the noble activity of their employees. Out of all the winning projects, we will choose one that will win a special Grand Prix.

Let’s save food and the planet!

At Olivia, environmental protection is important to us. We strive to implement solutions that serve the planet. Eco-friendly materials, energy-saving LED bulbs, a closed water circulation system in Olivia Garden, elevators recovering electricity during braking, or heating Olivia Star with heat from the inside of the earth are just a few examples.

Both global and as well as small steps that we can take every day. One of them is our campaign “Save food and save (the planet)!”

Every year, as much as 1/3 of the food produced in the world is wasted! You can counteract this by taking even small steps. Come every Friday after 3:00 p.m. to Natka Take Away or Starbucks and take home something delicious at a good price. The promotional offer will include healthy, fresh and tasty dishes that might not be sold before the weekend, but which can fill you up during the Friday dinner:) A surprise costs 5 zlotys and the dish of the day – 12 zlotys. Of course, there is something in the vegetarian version.
