The event will take place on the 30th floor of the Olivia Star building, at the headquarters of Graphcore. November 27 this year (Wednesday), at 6:00 p.m.
If you are interested in the subject of artificial intelligence, you will be able to learn how to properly prepare data for working with language models (LLM) – what data representation to choose to reduce the cost of working with the model, while not losing its effectiveness.

 

We will talk about the use of quantization, model training, advanced microscaling methods, and the approach to solving many production-identified problems when working with models. Christmas is a special time. A time that – like no other – unites us around universal values, which are love, care, kindness and the desire to do good. We try to be closer to ourselves, we open up to others, we are also more attentive to their needs.

 

Being together is especially beautiful about Christmas . December reminds us of the importance of relationships, the value of meetings and time together. Moments spent with loved ones at the Christmas Eve table, many hours of conversations, joyful caroling and gestures full of warmth strengthen bonds and make us realize what is really important. Christmas is also a time of exceptional sensitivity and attention to others. Sharing what we have builds a sense of community and solidarity. It also makes us become, quite simply, better people, getting to know each other and enriching each other.

 

This year, we try to spend the pre-Christmas time in Olivia (as every year) together. Together with you, the Residents and together with the Charities that are close to Olivia. So there will be a common Christmas fair and there will be a concert with carols, there will be a joint decorating of the Christmas tree. The eyes of the office segment are turned to coworking spaces

The office, as a workplace, has been subject to revolutionary changes for several years. Today’s solutions have been used for years in coworking spaces (shared offices), which are currently experiencing dynamic development and expanding the group of customers. This is thanks to the use of know-how gained over the years. Currently, their experience should be used by every player on the office market.

 

The example of the O4 coworking space in Gdańsk, located in Olivia Centre in Gdańsk, allows us to see the benefits of using shared offices by both developing enterprises and the largest global corporations. Even universities have started to notice their offer, locating research and development projects there. This benefits both the coworking spaces themselves, their tenants, and business centers that allow operators to enter their premises.

 

The popularity of coworking spaces is based on the evolution of our thinking about work and office space. Changes in thinking patterns have allowed many managers to open their eyes to a much more flexible approach to the tasks performed by their employees. Stationary work brings a number of benefits, but they do not have to be implemented within a rigid, formalized framework. The effect of market liberalization is the multiplication of options and the simplification of rules. Time has shown how positively it has had a positive impact on the office market. Companies are renting smaller spaces because they have learned flexibility and space optimization in recent years. For office owners and operators, this means a better mix of tenants, and thus a diverse business environment, much more willing to cooperate with each other, as well as a lower level of dependence on strategically important, largest tenants of their space. All these features have characterized coworking spaces from the very beginning, and thanks to their flexibility, they attract more and more diverse tenants.

 

The beginnings of O4 coworking space date back to 2015, when the concept itself was not yet popular. At that time, it limited itself to the offer of renting modules, prepared for a dozen or so workstations, focused on 2000 m.kw, where, in addition to offices, there were developed kitchens, places for relaxation, meetings and quiet work zones.

 

The benefit for start-ups was simple rules. A person entering such an office did not have to know about commercial rental, understand what service-charges and add-ons are, and – probably most importantly – declare for 5 or 7 years.

 

As Marta Moksa, director of O4 coworking, declares, the development of this form of office space sounds simple and seems easy, but for the operator it is not at all: The development and scaling of flex offices has radically accelerated only recently – before that, it required evangelization of the market, customers and agents, fixing hundreds of irreparable errors made in connection with the effect of novelty (mainly at the design and hardware stage), improving administrative and operational processes. O4 Coworking has probably gone through all the painful lessons. From “beautiful, but not necessarily functional” kitchens and furniture, which forced us to renovate and improve, to understanding the real and, interestingly, ever-changing needs of customers .

 

After almost 10 years of operation, O4 offers a service that radically goes beyond the originally understood term of serviced offices. Comprehensive services for developing companies require much more than just the organization of good quality and friendly workspace. Users of shared offices, being in a key phase of their business development, are eager to use the support of many processes related to their business activity. Just as for them it means a lot of relief from duties, for the office space operator it is an opportunity to create an additional service, increasing the satisfaction of running a business in a given location.

 

We can see that coworking and flex clients don’t just need an “office”. They need support in taking care of their employees, recruiting and building well-coordinated teams, strengthening prestige in the eyes of customers, convenience and helping them deal with burdensome, time-consuming, but necessary “trifles”. Finally, they need business contacts – networking and community building are the biggest distinguishing features of O4 (10 years of experience in this field makes us an expert in all “do’s and don’t’s” of such activities) sums up Marta Moksa. Providing additional services not only increases the satisfaction of landlords, but also increases the competitiveness of a given coworking space and gives a chance for further development.

 

It is not without reason that the potential of coworking spaces has long been noticed by large corporations, which see a great opportunity and relief in flexibility and management convenience. On top of that, they offer what is not always available in traditional offices: a community – a creative, cooperative and modern environment, positively stimulating development and new ideas.

 

This is a powerful argument for the big ones who persuade people to come to the office. When employees can choose their own days in the office, the key factor is that… They will not be alone in it! So if someone from a large organization comes to flex and even in their office there are not too many co-workers, they are already in coworking kitchens, table football or chill zones! – emphasizes Marta Moksa. Corporations see another benefit of coworking offers in business centers: they have a fully ready, perfectly prepared space at hand, which they can use for the needs of temporary projects. They have office space at hand, which is available without the need to conduct complicated and protracted negotiations, complicated contracts binding the parties for many years.

 

The development of additional services in O4 is also an example of the evolution of thinking about coworking spaces. Their range currently includes support in classic forms of recruitment, but also, for example, in the form of recruitment speed-dating, which is becoming increasingly popular. Tenants have at hand the offer of organizing integration corporate events, conferences and meetings with business leaders, motivational speakers, pioneers in many market segments, who infect with their openness, enthusiasm and creativity. Coworking also develops its cooperation with research centres, offering employers a unique opportunity to promote the most popular fields of study in the environment of the latest years, m.in. at the University of Gdańsk, Gdańsk University of Technology, WSB Merito University.

 

Currently, O4 manages 86 offices, which can employ a total of almost 700 people. In accordance with our Christmas tradition, we support the Bayer team, which for the 5th time organizes the charity volleyball tournament “JUMP HIGH FOR SANTA CLAUS!”. When? Meet the winners of the Oliwa Neighbourhood Budget!

The fifth edition of the Oliwa Neighbourhood Budget is behind us. What is this budget? It is a programme initiated by the Olivia Centre, which supports social initiatives of the inhabitants of Oliwa and Przymorze Małe. This year, the pool of funds allocated for co-financed projects of the fifth edition of the Oliwa Neighbourhood Budget amounted to PLN 18,000, and we have already supported projects for almost PLN 100,000 in total. The award ceremony took place on October 13 during the event “Closing the Season Classically and Olivia Festival 2024”.

 

This year, the jury of the competition consisted of:

  • Andrzej Stelmasiewicz – Oliwa activist and social activist, Founder of the Gdańsk Community Foundation and co-founder of the Oliwa Neighbourhood Budget
  • Małgorzata Skwira – Principal of Primary School 35
  • Tomasz Strug – Chairman of the Oliwa District Council
  • Grzegorz Kidybiński – Member of the Management Board of Olivia Centre

Meet the winning projects!

 

Park ON Association – “Ceramic Adventure Neighbors”

The aim of the project is to activate seniors and adults – especially people with Parkinson’s disease – and to enrich the offer of creative leisure by organizing as many as 26 one-and-a-half-hour ceramic classes. The classes will be an opportunity to create handicrafts, and additionally exercises in fine motor skills. Joint workshops are an excuse to leave the house, meet people with similar experiences of the disease and a chance for mutual support.

Łukasz Heldt and the neighborhood community at 56, 58 and 60 Piastowska Street – “Farewell to Summer”

A neighbourhood project aimed at integrating residents while having fun together in the open air, at the book and toy market and having refreshments together.

Gdańsk Sports Academy Olivia Foundation – “Oliwa Floorball Tournament for school children”

The aim of the project is to play floorball tournaments for children of primary schools in Oliwa and Przymorze Mały, to popularize floorball as a form of movement, to promote active leisure and integration of the local community. The tournament takes place in the sports hall. The organizers take care of the appropriate setting, high-level judging and attractive prizes for the winners.

Michał Ślubowski Role-playing game “Abbot Hacki’s Cipher”

The aim of the project is to organize a role-playing field game “Abbot Hacki’s Cipher”, which aims to popularize the history of Oliwa through an attractive form of a role-playing game for all people interested in the history of Oliwa and exploration of the district through the game. Each participant will receive an envelope with a set of riddles, ciphers, fragments of old maps, postcards and prepared letters.

 

– Among many initiatives that are implemented with the support of Olivia, it is the Oliwa Neighbourhood Budget that gives us the greatest satisfaction – says Bogusław Wieczorek, the representative of the management board of Olivia Centre. – The very fact that we have been consistently supporting neighbourhood initiatives for five years now and that we have received positive feedback from residents and organisers of co-financed projects is of great importance to us, as we can see the real effects of our activities. Every year, we try to make these projects diverse, so that there is an opportunity to support different needs of residents, and we strongly encourage all interested parties to follow the next announcements about the launch of the next edition and submit their own projects, as we will certainly continue this project in the coming years.

LeadWell. Conference for Team Leaders on November 7!

Business centers are most often associated with big business, daily rush and quarterly, semi-annual and annual plans. Centers are also associated with professionals who must be able to find themselves perfectly in these realities and achieve their goals. None other than team leaders are responsible for the company’s results, so they are the ones who have the greatest pressure: superiors on the one hand, and subordinates on the other, who also constitute a very diverse environment, and a manager should have the competence to manage such diverse groups of employees.

 

Team leaders are the most important group in any organization. They create its culture, it depends on them how those who actually perform tasks work and how they feel. According to recent research – a relationship with a boss is more important for mental health than a relationship with friends!

 

Still, many studies related to mental health and workplace sentiment focus on employees and much less on managers. The available data shows that being a boss is significantly physically exhausting and mentally taxing. Managing people is often overwhelming and can be a source of great stress. The research also shows that as many as 30% of people quit their jobs within 3 months of being promoted.

 

Meanwhile, happy leaders are a prerequisite for building teams consisting of happy subordinates. This means only one thing – leaders need and should be given time, it is worth developing, training and making them aware. Business centers, being a kind of hubs, gathering not only employees, but also numerous managerial staff, are an excellent environment for the exchange of experiences, skills and cooperation for the development of both professional groups. Just as employees share their insights, experiences, and ideas on how to deal with the realities of working in corporations on Internet forums or trainings, managers can also think about cooperation and exchange knowledge in the field of managing teams of employees. However, this happens much less often than in the case of employees.

 

“Like many areas of life, team management has undergone a major transformation in recent years ,” emphasizes Remigiusz Wojciechowski, Enterprise Support Solutions Leader at Bayer GBS. These are challenges that managers must be able to meet, and they should also be accompanied by the volatility of the economic situation, as well as new challenges that we have not faced before, such as the greater use of artificial intelligence at work. These challenges require managers to constantly adapt their tasks to the changing reality and training to help develop new competences.
