– Among many initiatives that are implemented with the support of Olivia, it is the Oliwa Neighbourhood Budget that gives us the greatest satisfaction – says Bogusław Wieczorek, the representative of the management board of Olivia Centre. – The very fact that we have been consistently supporting neighbourhood initiatives for five years now and that we have received positive feedback from residents and organisers of co-financed projects is of great importance to us, as we can see the real effects of our activities. Every year, we try to make these projects diverse, so that there is an opportunity to support different needs of residents, and we strongly encourage all interested parties to follow the next announcements about the launch of the next edition and submit their own projects, as we will certainly continue this project in the coming years.

More about the Oliwa Neighbourhood Budget

Olivia Gastro Park. Through the stomach to the heart of the residents

The awarding of two restaurants from the Olivia Centre with the prestigious laurels of the Michelin culinary guide was widely publicized in the media all over the country.
The star, which is the highest distinction in the world of gastronomy, was won by the Arco by Paco Perez restaurant, and the Treinta y Tres restaurant won the Bib Gourmand distinction.
Both restaurants are located on the 33rd floor of Olivia Star and are run by internationally renowned chefs – the Spaniard Paco Perez and the Italian Antonio Arcieri.

However, managing gastronomy in a business center is a challenge that poses an even higher degree of challenge to managers on a daily basis than running a fine-dining restaurant.
Such restaurants provide the necessary prestige for such a place and are perfect for celebrating special celebrations, both corporate and private.
The key to culinary success in a business center where as many as 15 thousand people work.
The employees seem to be not only of high quality, but also diversity, allowing them to escape from everyday monotony and repetitiveness, which is why there are as many as 12 restaurants and smaller catering outlets operating in Olivia Centre.

At the heart of such a wide range of food and beverage products is the belief that its quality is one of the factors influencing the assessment of the workplace.
What’s more, good, quality nutrition and a varied diet are the basis of well-being and translate into work efficiency.
Certainly, providing this to 15,000 employees is not an easy challenge, but such a number of potential guests is a considerable market potential, and the example of Olivia Centre shows that it can be done well.

– We are fully aware that the vast majority of Olivia’s employees regularly use the offer of catering facilities that await in our centre, which is why this is one of the areas that we are trying to take care of.
Even if not on an ongoing basis, at least at the stage of selecting culinary concepts, we want to ensure the greatest possible variety and quality
– says Maciej Kotarski from Olivia Centre.
We are aware that tastes are very diverse, but they can also be changeable, which is why we try to ensure that the proposals available in Olivia allow us to provide interesting culinary options not only in terms of dishes, but also the forms and times of the day in which they are offered.
We have managed to provide original breakfast, lunch and evening concepts, as well as a variety of formulas: from casual bars, confectioneries and classic cafes to prestigious restaurants awarded by the Michelin guide.

The latest of the points that are available in Olivia is Zachcianki – a café combined with a bistro, where original breakfasts, lunches and desserts are offered.
As Ewa Kowalska, co-owner of Zachcianki, emphasizes , their offer is unique on the Tri-City market: Dishes are prepared on the spot, and cakes are baked in a workshop in Wrzeszcz.
We use simple, natural ingredients that everyone has at home, but what distinguishes us is that we show the full ingredients – so that the customer knows exactly what they are eating and we do not do it only for desserts, but we also show the full ingredients and nutritional values for savoury dishes.
This is an unusual approach on the Tri-City market for now, but we hope that this will change.
We wanted Wanting to be a place where you can slow down for a moment, take a breath and remind yourself that you have to take care of yourself, that you have to be kind to yourself.
That it is worth fulfilling your whims.
And we can see that it works well – despite the holidays, we have more and more guests.
They drop by for specifics, for a cake with coffee and for informal meetings.

Olivia offers such food outlets as KOKU sushi bar, Natka bistro, Starbucks, Lobster restaurant, Work Cafe Santander and Gorąco Polecam café combined with coworking space.
As Maciej Kotarski emphasizes, the variability of preferences requires the creation of a well-thought-out and diverse, but also flexible offer: In Olivia, the answer to this is the multitude of premises and the selection of proposals, which takes place already at the stage of signing their lease agreements.
After years of operation, we already have experience that allows us to predict what the reception of individual proposals may be, and we also make sure not to create internal competition that may affect the situation of our existing tenants.
Therefore, we would certainly not launch two sushi establishments or two pizzerias.

Olivia Centre sets the development of attractiveness for the inhabitants of the Tri-City and tourists 7 days a week and after 5.00 p.m. as one of its goals.
It is for this reason that attractions such as observation deck at 32 floors. Olivia Star, Olivia Garden or the conference and event center on the 34th floor of the tallest building in northern Poland.
Thanks to this, Olivia quickly became a destination for trips, a place where you can spend a Friday evening at a disco, shanty or jazz concert.
The largest Polish business centre already has theatre performances and concerts by such stars of the Polish scene as Krystyna Janda, Leszek Możdżer, Daria Zawiałow, Mrozu and Krzysztof Zalewski. Over 1700 events take place annually in Olivia , so it can be considered that Olivia has already become one of the most attractive places not only for work, but also for the cultural and entertainment life of the Tri-City. This is also confirmed by the award of the Marshal of the Pomeranian Voivodeship, awarded to Olivia on the occasion of the International Tourism Day for expanding the tourist offer of Pomerania with non-obvious projects at an exceptional level.
It is the only award that has been awarded to office buildings for the development of the tourist offer of a given region.

The new buildings of Olivia, the construction of which is already being prepared, will additionally increase the demand for services offered in Olivia, so it is possible that the proposals in this largest Polish business center will expand even more.
The most important thing, however, is that Olivia remains a friendly center, open to residents and guests from all over the world, not only during the center’s opening hours.

Planet of Energy
.
As part of the first one, Energa provided 18 institutions (including 15 orphanages in Poland, the St. Brother Albert Home for the Homeless and Needy Aid Society in Gdańsk and one school in South Sudan) with access to efficient and environmentally friendly energy sources. Edyta Bieniasz-Krzywiec defines it with the motto “We do what we can, with what we have, where we are”. At the threshold of Olivia Centre project Eco Floral visited as part of the event Eco Family Days, organized by and for Bayer employees, when Edyta Bieniasz-Krzywiec and her husband brought their machine used to process waste from various types of plastic at home and trained other employees in the field of household waste management and what products can be created from plastic waste.

The project is aimed at Pomeranian students of high schools, technical schools and vocational schools and includes supporting education in the field of management, entrepreneurship and teamwork, as well as supporting young talents in their search for paths of their own development. The project is based on the use of a tool used to conduct business simulations, and assumes showing young people the challenges associated with running a business. This program is usually used as part of the Executive MBA classes and is aimed at middle and senior management representatives. As Krzysztof Jędrzejowski, a representative of the Gdańsk Foundation for Management Development, emphasizes, GFKM Masters is a project that is to give young people a chance for favourable conditions for development and gaining practical professional skills: In all school corridors there are many leaders, both present and future. The potential of these young people is enormous, and we do not want to miss the opportunity to support their development. We try to provide them with the opportunity to gain experience even before they enter the job market, which will make it easier for them to have a good start in their careers. We decided to create an initiative aimed exclusively at students, knowing that they will soon be able to work in our environment and make key decisions. We want to equip them with competences and skills that will allow them to meet modern market requirements.

In the Pro Bono category, two companies received awards: Bayer and

O4 Coworking

. The first of them was awarded for the

Jump High for Santa Claus

This year’s edition of Olivia Prize applications included projects at a very high level, which makes us happy, because its intention is to distinguish and promote the most valuable projects in all categories – says Bogusław Wieczorek, Olivia Centre Representative. ” What’s more, the awards are given to projects that companies usually do not talk about publicly, but which bring great business, social and environmental value, so we feel obliged to emphasize the social benefits of their implementation and help the authors of the projects to publicize the beneficial initiatives that are carried out in the Olivia Centre.

The winners of each category received statuettes by Dr. hab. Tomasz Sobisz, Vice-Dean of the Faculty of Sculpture and Intermedia at the Academy of Fine Arts in Gdańsk.

He gave a lecture Pt. “The Golden Age. How did Poland become a European leader in growth and what does the future hold for it?”

Excellent Olivia Star!

Olivia Centre wins more laurels. 2021 was marked by awards related to safety, well-being of residents, tourist offer and design, and at the beginning of 2022 the project received further awards.

Olivia Star’s rating at the Excellent level has been awarded to the greatest extent for Energy-efficient solutions available in the building (lighting zoning, use of LED lighting), availability of alternative forms of transport (parking spaces for bicycles and scooters with charging stations, availability of public transport – Fast Urban Railway, Pomeranian Metropolitan Railway, tram and bus network) and highly efficient technologies for the management of water resources. As-built certification means that all initial assumptions specified in the project are met.

When analysing the building, the assessors took into account the fact that Olivia Star is one of the most modern high-rise buildings in Poland with an all-glass triple-glazed façade. The use of a triple-glazing unit and good insulation of the profiles allowed to achieve very high thermal insulation parameters. The building is also equipped with tilting elements of the façade, which create a natural ventilation system serving all office spaces with fresh air. The above factors contribute to the high energy efficiency of the building. At the same time, it is the first high-rise building in Poland with a natural ventilation system.

The heating system with a heat pump installed in the building, using geothermal sources from as much as 95 meters below the lowest floor of the building, was also highly rated. In this way, Olivia Star draws heat from the aquifer in the Paleogene sediments (Oligocene Tertiary). Importantly, this system does not produce harmful gases and is one of the most environmentally friendly installations.

High efficiency, low operating costs, long service life, environmental protection through the use of renewable (alternative) heat sources are the most important conclusions from Olivia Star’s assessment.

The BREEAM as-built certificate at the Excellent level is yet another distinction that has been awarded to Olivia Centre in recent months. The most important of these was the Well Health Safety Rating certification , carried out by 600 scientists from all over the world, cooperating with the International Well Building Institute in New York. 9 months ago, the institute gave Olivia the maximum score of 25 points out of a possible 25, in 22 basic and 3 additional categories related to innovations in the field of employee safety and well-being. No other facility in the world has received such high marks so far, which has allowed Olivia to be called the safest business center in the world. Such a result was only possible thanks to the commitment to the implementation of state-of-the-art safety solutions: the air handling units were equipped with air ionizers that continuously purify the air in the buildings from fungi, viruses and allergens. Active titanium coatings have been used in the common areas, creating surfaces free of pathogenic microorganisms, and in addition, the level of air filtration has been raised to the highest available level (from G4 to F7 class). This summer, during the jubilee 20. In the edition of CIJ Awards Poland , the jury consisting of experts in the field of ecology, commercial real estate, design and property management awarded the new project in Olivia Centre – Olivia Garden, the award in the Best Interior/Exterior Design category. Olivia Garden is an exotic garden, covering 8720 m³ of green space, filled with 3000 plants. Plants up to 11 meters tall represent as many as 150 species and come from 4 continents. Importantly, Olivia Garden is a place that was inspired by the Residents. In 2018, during a workshop, employees of companies from Olivia indicated that it is such a natural, green oasis that they need to be able to fully regenerate their strength, regain energy and stimulate creativity during breaks at work. 2021 was the date of finalization of these plans and in May this year the first guests arrived at this unique space.

Olivia Garden is located in Olivia Star, which on its top floors also offers other public attractions contributing to the recognition of not only the environment related to commercial real estate. In the autumn of 2021, Olivia Star’s managers received the award of the Marshal of the Pomeranian Voivodeship for the prepared tourist offer, which shows how multidimensional this project is and how modern thinking about office projects it implements.

We are aware of how many potential tenants of space in Olivia take into account the urban, multidimensional character of our centre, which offers their employees much more than just a space to work – says Konrad Danecki from Olivia Centre. Nowadays, practically everyone verifies environmental responsibility, ecology, wellbeing and additional services that await them in their new workplace. Well Health Safety Rating, BREEAM certification and other awards allow us to objectify and confirm to our business partners the level of our commitment to providing them with the highest level of service in the world. Such high marks are also a great satisfaction for us, confirming that what we do on a daily basis is recognized by independent experts with extensive knowledge and an appropriate perspective on an international scale.

Olivia Garden awarded the prestigious 2022 European Property Awards!

Our phenomenal Olivia Garden, the only exotic garden in Poland located in the heart of the business center, has been awarded the prestigious 2022 European Property Awards, in the “Landscape Architecture” category. The winners were: Malinowski Design Urban & Landscape, which he is the author of the project and Olivia Centre – the investor and operator of the garden.

The competition, which dates back to 1993, brings together the best projects from all over Europe. Every year, several thousand investors from all over the world submit their applications, and the winning projects are selected by a jury consisting of real estate market experts, architects, journalists and investment advisors. The projects compete in four categories: investment, architecture, interior design and the real estate market, where the achievements of industry leaders are awarded.

Olivia Garden is a carefully designed space with an area of nearly 800 m2, filled with thousands of tropical plants, representing over 150 different species of plants from such exotic countries as Indonesia, Australia, New Guinea, Madagascar, Malaysia, Borneo, Costa Rica, Venezuela, and the tropical forests of the Amazon. In addition to numerous plants reaching 2-3 meters in height, more than 30 large trees have been planted in the garden, the largest of which reach up to 11 meters above the ground.

Olivia Garden
is the result of innovative thinking about the nature of the workplace, where the proximity of nature has a positive effect on well-being and work efficiency. The project was created in response to the needs of the residents of the business centre and for the residents of the Tri-City, for whom it is another attraction and a proposal to spend their free time.

Olivia Garden has been divided into 4 zones to offer space for various activities. In the shade of the Bucida Bucerasblack olive nestled in the vast mezzanine, there is a TiKi-style bar, serving fresh cocktails and light oriental cuisine. The garden is perfect as a space for social and business meetings, independent work and rest, as well as for lectures, workshops or concerts, as it has an amphitheatre, tables hidden among dense vegetation and comfortable relaxation areas.

“I am very pleased that the work we have done together is so highly appreciated, this time by the jury of the European Property Awards ,” says Dariusz Malinowski from Malinowski Design Urban & Landscape. – It also shows that such solutions are expected by users. Guests who have already visited our garden know that it is an extraordinary “jungle” in which a person feels full comfort and plants develop luxuriantly. It is a truly living organism in which we have provided the plants with ideal growing conditions. This is evidenced literally and figuratively by the fruits of our labor, as we more and more often harvest papaya, pomegranate or cocoa fruits growing on trees in the garden. And they are not at all there just for decoration, because once they are ripe, they end up in the kitchen or Tiki bar, where exotic cocktails are prepared to make them. I would like to thank everyone who took part in the project for their passion for work and determination.

The aim of Olivia Garden is to provide a new quality of spending time, work and relaxation in direct connection with nature, regardless of the season and weather conditions. The glazed body has a characteristically sloping roof, referring to the architecture of the top of the Olivia Star building, at the base of which it is located, and the historic body of the Olivia Hall, with which Olivia is adjacent. The Malinowski Design Urban & Landscape studio is responsible for the interior design design, and the Design Anatomy studio was responsible for the implementation. Work on the final concept lasted many months and involved not only architects and botanists, but also an interdisciplinary team of specialists, consulting solutions with the residents of Olivia Centre.

After months of operation, Olivia Garden has already become a mature project, and the plants have already undergone full acclimatization, so they are growing lushly, creating a unique impression on all guests, who can try sweet and juicy papayas – says Bogusław Wieczorek, Olivia Centre’s representative. It is very important that this space is appreciated by our residents, who use it on a daily basis as a place offering respite, relaxation, but also a space that allows for concentration and stimulates creativity. It is an absolutely unique project, which is also appreciated by numerous Tri-City residents and tourists. This is particularly important to us, because we want everyone to feel at home in Olivia. That’s why we’ve been developing features that appeal to a wide audience for years and that attract guests all day, 7 days a week. Particularly popular is the observation deck, which is located on the 32p. Olivii Star, prestigious restaurants of 33p. or the conference and event center from the 34. Floors. It is worth recalling that these spaces have already been awarded in the European Property Awards competition in 2020, and previously won the award of the Marshal of the Pomeranian Voivodeship as the event of the year.

  • Residents of Olivia Centre, owners of the My Olivia application, use Olivia Garden and the Observation Deck free of charge.
  • Guests buy a ticket, which provides an extraordinary experience in Olivia Garden and allows them to visit the Observation Deck.

However, special recognition should be given to business projects carried out despite the difficult, dynamically changing situation on global markets. The year 2022 presented us with many challenges that required us to react quickly and confront the changing conditions of doing business.
