Competition, perseverance, concentration on the goal, the ability to work in a team – these are the qualities that characterize both athletes and entrepreneurs, which is why these two areas of life are constantly intertwined. However, what does this also translate into the real estate market? It turns out that it is quite large and can be one of the competitive advantages.
Large business centers often gather several or even several thousand employees. It is a huge, diverse community where everyone has their own interests, passions or skills. Proper management of the potential of such a large social group brings with it opportunities in the field of support for residents, integration, and often also promotion of the facility. Such projects also have an individual dimension, as Mateusz Kusznierewicz, Olympic medalist, representative of Polish sailing, says: The experience of my more than 40-year sports career has taught me that sport is not only about the development of the body: it is also important for mental well-being, for social relationships, but also for business, because sport has the characteristic of teaching perseverance, clearing your head of negative emotions, but also helping you quickly break down barriers, have conversations, share knowledge and establish relationships. Among other things, I show this in the Power Walk project, which I am currently developing: through conversations with interesting people, I want to inspire, present their history, the path they have taken, their passions and their interesting view of the world. It is amazing how many managers, managing serious enterprises, confirm in conversations during our walks that, despite their many responsibilities, they treat physical activity as something they always find time for, as it is one of the most important factors that help to cope with business challenges.
An interesting example of how to use sport for the benefit of a business center and use it to build a competitive advantage can be Olivia Centre, which is the largest Polish mixed-use facility. Its offer, addressed to resident employees, includes several initiatives related not only to sports. Interest clubs are addressed to a wide range of employees of the center, thanks to which not only can they choose the right discipline depending on their interests and level of fitness, but also take part in several different initiatives. Yoga classes are held every week , sailing enthusiasts have the opportunity to take cruises on the Bay of Gdańsk under the supervision of experienced skippers, and the longest running sports club is the Olivia Centre football league, which has been held for 13 years. It consists of as many as 12 teams, representing their companies in the annual championships. The popularity of the league is documented by the numbers: in total, there are over 50 matches per season, in which an average of 7 goals are scored per game. There are 199 players taking part in them, and the proof that the competition is really fierce are the statistics of cards handed out: in the 2024/2025 season, there were 27 yellow and 5 red cards.
The volleyball club is also very popular, especially since two full-size beach volleyball courts appeared in Olivia. Since then, it has become one of Olivia’s most iconic sports – and one of the best examples of how work, sports and residents’ passions can naturally intertwine. The pitches are free of charge, and reservations can be made on your own using the online system. Thanks to this, volleyball quickly became an everyday element of residents’ lives. Corporate and inter-company teams organize their own matches, mini-tournaments and regular trainings. In total, in one summer season, pitches are booked over 400 times. The project has an additional dimension: the sports fields were also eagerly used by students from neighbouring schools – especially in the morning. In May, the pitches were often used by high school graduates, for whom sport was a form of relaxation before exams. This shows that Olivia’s sports space works not only for the residents, but also for the benefit of the local environment.
Among other sports clubs, we can also mention the running club, run by Łukasz Gałka, who has competed in half marathons, marathons and triathlons, is a medalist of the Polish Academic Championships, and today he not only trains others, but also prepares himself to participate in the World Masters Athletics Championships Daegu 2026. The club’s meetings are held twice a week, and its members prepare to achieve their own goals: improving their fitness or more ambitious plans. In the latter area, Olivia also cooperates with local organizers of sports competitions: Northern Charity Run Helps and Ultras Oliwski. You can take part in the first one by running, walking, cycling, rollerblading or scootering. There is one goal: to support those in need from the Fr. Eugeniusz Dutkiewicz SAC Hospice in Gdańsk. Ultras Oliwski, on the other hand, is a run for people who are preparing for mountain marathons and ultramarathons and for off-road running enthusiasts. The goal of the organizers is to popularize running and integrate the local community of Gdańsk-Oliwa, and Olivia Centre is a partner of this sports activity for the seventh time.
Olivia has also established a partnership with the neighbouring University of Gdańsk. Under the agreement, it became the Patron of Sport of the Academic Sports Association, which became a natural extension of the long-term cooperation between the partners. Thanks to the new agreement, sports training of Olivia’s clubs will be able to take place under the supervision of experienced AZS coaches. The surveys we conducted conveyed a very clear message – every initiative that brought employees together in joint sports, artistic or social initiatives was a factor influencing the well-being of employees – says Bogusław Wieczorek, Representative of the Management Board of Olivia Centre . What’s more, employees emphasized that interesting projects are valuable incentives for them to choose a job from the office. We compared it with the data on attendance in offices and it turned out that this is a noticeable regularity on the scale of our entire business center, which was a clear indicator for us for the development of further sports projects. Over the years, we have developed them in parallel with others, apart from sports projects, among which there are even such original projects as the Olivia Centre Choir, which now brings together employees from 18 different companies. All these initiatives have a common feature – they build satisfaction with the place that our residents have chosen to do business around sports.
Interestingly, the scale of the facility means that the group of residents also includes entities that allow for exceptional synergy and additional support for such projects. One of them is MySomi Care, which functions as an integrated healthcare ecosystem that combines clinical care, full diagnostics, supplementation (Labify) and SaaS technology in one place. The idea for its development came from the sports history of Sylwester Kłos, the founder and CEO of the company: As a young footballer, I had to end my career prematurely – classical medicine could not diagnose the source of the health problems I was facing at the time. What an emotion it was! This year, the Game Master raised the bar high. You told us during the finale that Olivia Quest 2 surprised you, positively, of course, with its level of difficulty. Nothing is surprising! It can’t be easiest if the players are incredibly creative and there is 1000 zlotys up for grabs. In the finals, 37 players faced the Master, specifically the Game Master Marta. The best of the best turned out to be Mateusz from Skywise! Wow!
This time we played “only” 3 weeks. Intensely, with commitment and passion, she peeks into the Chest of Secrets every now and then, looking for on-screen hints and solving riddles and puzzles located in many of Olivia’s buildings.

The RC Foundation in Gdańsk-Oliwa invites you to cooperation! She is looking for people who want to do something good for others, their neighborhood and the local community. You may not have any experience, all you need is a good heart and a willingness to act. In volunteering, the most important things are always willingness, openness and, of course, a little time that you want to give to others.
For years, the RC Foundation has been supporting non-governmental organizations, animating the local community, organizing workshops, trainings and neighborhood activities. It connects the third sector, business, public institutions and residents, creating a space for cooperation, responsibility and mutual assistance.
The Foundation’s headquarters are located at 23 Wita Stwosza Street in Gdańsk, near the Olivia Centre. It is in Oliwa that the heart of the volunteer community of the RC Foundation beats.
As part of volunteering, you can get involved in a wide variety of activities:
help with renovation work, finishing and decorating the space, in
support the organization of festivals and local events,
act in horticultural volunteering,
bake cakes together for neighborhood meetings,
spend time with seniors,
The Foundation is also looking for people who would like to speak Polish with people from abroad living in Gdańsk,
repair chairs for DPS Polanki,
support occasional activities as action volunteers.
You can volunteer individually, in groups, as well as as part of employee volunteering. The Foundation helps with formalities and adjusting tasks to the capabilities and time of people who want to get involved. You can also submit your own idea for a local action and take advantage of support in its implementation.
Book&Help returns for the eighth time. And as every year, it’s about something very simple: about books, people and helping. We cordially invite you to join the action! You can give books, handicrafts and other goodies. You can also, which we strongly encourage you to do, simply go to the fair on June 13 at V LO, buy a volume or a cake and thus help the kids from the hospital at Polanki Street in Gdańsk.
How did it start and what is it about?
Exactly! It all started in 2018, when the students and teachers of the V High School in Oliwa decided to do something good for the Polanki Children’s Hospital adjacent to the school. This is how Book&Help was created – a charity book fair, which engages more and more people every year. The mechanism is simple. Companies and their employees, residents of Gdańsk, their families and friends of the action collect books, gadgets, handicrafts and goodies, and everything later goes to a big family fair. The income from the event is entirely used to purchase equipment for the hospital. In 2025, 16 thousand zlotys were collected, the year before a record 20 thousand! Let’s not delay, let’s act together!
Thanks to previous editions , inhalers, pulse oximeters, specialized children’s beds, oxygen therapy equipment and ward equipment were purchased, among m.in others. These are things that really serve the youngest patients every day.
We cordially invite you to the finale of this year’s edition, which will take place June 13 (Saturday), from 10:00 a.m. to 2:00 p.m. in the courtyard of the V Primary School in Oliwa. As always, you will be able to find hundreds of books at great prices, buy homemade pastries, check out the handicraft stalls, try your luck in the raffle and spend a few good hours in a fantastic atmosphere. All this to help the youngest patients of the Polanki Children’s Hospital.
How can you get involved now?

Be sure to save this date in your calendars: 30 MAY! From 10:00 a.m. to 2:00 p.m ., we meet at our neighbor’s house, at Primary School No. 35 in Oliwa, to celebrate the best day of the year, i.e. Children’s Day (because there is something of a small and frisky minor in each of us, right?).
Children’s Day with Olivia Centre has been happening for years. The oldest probably remember how the UG pitch, just behind Olivia, turned into a huge playground. The younger ones will think with fondness about Olivia Park behind the Olivia Hall, and the youngest will return to the memories of SP 35 and Children’s Day for Sports. And yes, there will be a lot going on this year at our closest neighbor too!
Remember, we play with whole families, you also get friends and acquaintances. There is no boredom! There is healthy competition, lots of laughter, a lot of surprises and something delicious to eat. Last year, the school space was transformed, in accordance with the profile of SP 35, into a multi-zone activity town. There were shorttrack shows, figure skating, hockey, zumba classes, the opportunity to try your hand at tennis, handball or rollerblading. Creative, educational and recreational zones operated in parallel. We rested in the gastronomic area, where you could also find excellent mothers’ pastries!
We are still finalizing the program, but we are alreadyThat there will be no shortage of sports activities, play zones and treats (you need to have a snack to have the strength to play). Olivia’s Residents also prepare their proposals, who join this event every year, giving it an additional dimension.

On Tuesday, May 26, we start with the Olivia Centre Running Club! And it will happen! Because we have running workouts ahead of us, meetings with experts, advice from dieticians, physiotherapy consultations and what else sports will play in our souls.
We start with an unhurried corpse, so that in two or three months, we will run like the proverbial doe.
Goal number 1: fun and relaxation.
Goal number 2: better fitness and health.
Goal number 3: new relationships.
Goal number 4 (optional): preparation for the Gdańsk Half Marathon, which will take place on September 27, or for Night Friday on September 26.
And so, we train twice a week on Tuesdays and Thursdays at 17:00 in different locations. In the near future, m.in, picturesque routes of the Tri-City Landscape Park.

The club is being established in cooperation with the Academic Sports Association of the University of Gdańsk, and this is – in our opinion – the best recommendation. The classes will be conducted by Łukasz Gałka, an athletics coach associated with AZS UG Gdańsk, who has been present in the world of middle and long distance running for years. He has competed in half marathons, marathons and triathlons, was a competitor and medalist of the Polish Academic Championships, and today he trains others and prepares himself to participate in the World Masters Athletics Championships Daegu 2026.
We invite everyone who is interested. Those who just want to start their adventure with running and those who know what it is all about. The trainer will advise, suggest, improve, teach. You can join to take part in a half marathon, or you can also just improve your fitness, run with someone after work, catch the regularity bug or just check if running in a group is for you.
We start calmly. The first trainings will last about an hour and will be adapted to the level of participants. You don’t need to have experience or sports history behind you. Just come in comfortable shoes and see how it works.
Over time, the club will develop. The plans include, m.in, special trainings, joint running adventures and small surprises for the most regular participants. We will keep you informed about the details.

More about coach Łukasz Gałka
Łukasz Gałka has been involved in athletics since 2006. He specializes in middle and long runs, and has gained sports experience at many levels. He started his career in MOS Zatoka Braniewo, later he ran for many Tri-City clubs, to become a permanent anchor in the Academic Sports Association of the University of Gdańsk. Gałka is a multiple medalist of the Polish Academic Championships, an activist of AZS UG, and currently as an athletics coach.
His sports CV is not only theory, but above all practice. He has participated in many half marathons, marathons and triathlons, both in Poland and abroad. He is active in sports and still does not slow down. He is involved in the development of the masters sport as the vice-president of the PKLA Masters club, and his own training is currently subordinated to the preparation for the 2026 WMAC Daegu Masters World Championships.
As a competitor and coach, he knows perfectly well what hard work, fighting weaknesses and satisfaction at the finish line are. The Olivia Centre Running Club will provide participants with proven tools, knowledge and a solid dose of motivation.
Under the signed agreement, the University of Gdańsk awarded Olivia Centre the title of “Patron of Academic Sport of the University of Gdańsk”. The agreement assumes cooperation between both parties in the field of sports, including support for league teams, academic sports and sports events of a local and national nature.
The ceremonial signing of the agreement between the University of Gdańsk and Olivia Centre was attended by Olivia’s President Maciej Grabski and Member of the Management Board Grzegorz Kidybiński. The University was represented by: H.E. Rector of the University of Gdańsk prof. Ph.D. Piotr Stepnowski, Director of CWFiS Tomasz Aftański and President of AZS UG Piotr Walczak.
“The agreement is in line with the strategy of the University of Gdańsk aimed at building strong, responsible partnerships with the socio-economic environment. We treat academic sport as an important element of the development of the university’s social capital – he said Rector of the University of Gdańsk, Prof. Piotr Stepnowski. – The award of the title of Patron of Academic Sport of the University of Gdańsk is an expression of recognition for our cooperation with the Olivia Centre based on common values and social responsibility. I am convinced that this partnership will allow us to strengthen academic sport.”

It is on such foundations that responsible business is also based. The cooperation between the Olivia Centre and the University of Gdańsk results not only from the close proximity of both institutions, but also from the convergence of values and a common vision of supporting initiatives important for the local community. Our journey towards nature is gaining momentum. We are entering Phase III of the “Green Olivia” project! It all began (you might remember?) with a pocket garden that modestly emerged back in 2021, nestled between Olivia Star and Olivia Prime B.
The urban concept of pocket parks was born in the 1960s in New York (the famous Paley Park) as a response to the lack of greenery in Manhattan’s dense landscape. They were designed to be safe havens of peace – “green lungs” right at your fingertips. At Olivia Centre, we took this idea as a starting point to create a network of green squares and corridors that are gradually connecting our buildings into a coherent ecosystem.
In 2024, the first stage of our “green game” was launched. We divided the work into smaller phases to introduce changes consistently and responsibly, without disrupting the rhythm of this place. Phases I and II covered the space between Olivia Star and Olivia Six, where a new quality began to take shape: more greenery, softer forms, and spaces to pause and relax. On Monday, May 4th, we are moving into Phase III of our green revolution.
Even More Green Power
Phase III covers further key points of our center – the area in front of the Starbucks café, the passage in the now-famous Olivia Gate, and additional sections of the patio. We are still “playing the green game,” but we are doing so by working not only with vegetation but also with materials, textures, and light. Features will include:
Tall grasses that will “dance” in the wind;
Shade-giving trees;
Fruit trees (an absolute first!): apple, plum, and cherry trees;
Roses – for the first time at Olivia – thanks to the excellent sunlight in this zone;
Climbing plants, including ivy on the Gate A facade, which will softly re-shape the architecture;
Plinths for works of art.
We also plan to install a dynamic weather vane. It may take the form of a dancer whose movement will highlight the energy of this place.
Eco Olivia
We are using reclaimed elements from previous works, giving them a second life. The surfaces will be diverse: gravel, slate, and Old Gdańsk cobblestones—a subtle nod to the local context and the historic streets of Gdańsk.
Biophilic Design and Edible Landscapes
Our initiatives align with global trends such as Biophilic Design (designing based on the innate human need to connect with nature) and Edible Landscapes. All over the world, from Singapore to London, modern business centers are shifting from “decorative greenery” to true urban biodiversity. This isn’t just a trend—it’s a paradigm shift in thinking about how buildings should “breathe” and coexist with their surroundings.
